Chessboard for Bitrix24 is a unique tool that combines all real estate sales management processes in one system. With its help, you can quickly select apartments, conduct transactions and generate documents, save time and minimize the likelihood of errors.
Our development already helps developers work more efficiently and conveniently. We will tell you how it works using the example of a real case of the company "Termodom". Our client is a large developer company, they are engaged in the sale of apartments in residential complexes. They used Bitrix24 as a CRM system, but the main work was done in 1C, using the classic chessboard for selecting apartments.
Initially, the company used a third-party service, but the desire to combine all processes in one system led to the decision to implement the chessboard directly in Bitrix24.
How does a chessboard work?

We have created a user-friendly and clear interface to make working with the system as comfortable as possible. During the design process, we took into account the client's wishes and the specifics of their work
Filters for quick selection
We added the ability to select a specific house, entrance, apartment area, payment method and other parameters. Now choosing apartments takes a few minutes. This is especially convenient when the client is in touch and you need to quickly offer several options.
Database on smart processes
Imported data from Excel, which allows you to fill the chessboard automatically. This database contains records of all objects, houses, apartments and other important elements. No more manual input.
During import, all fields in the corresponding smart process elements are filled in.
Chessboard tool and seamless integration with trades
Includes apartment and floor plans, allowing you to visually evaluate available options. This greatly simplifies the selection process and makes it more visual for managers.
Changing the stages of the transaction automatically updates the color and status of the apartments in the checkerboard and vice versa. Full synchronization of data simplifies the work of managers and eliminates the possibility of errors.
When a client is interested in buying an apartment, the manager clarifies the details and wishes. Using a chessboard, he sets the necessary parameters and selects suitable options.
If the apartment is available, the manager reserves it, and it changes color, disappearing from other managers' access. The manager then conducts the transaction, communicates with the client, sends commercial offers and other documents. As the transaction progresses, the stages in the checkerboard are automatically updated, reflecting the current status: Available, Reserved, and others.
Generation of commercial proposals and contracts
It is possible to quickly generate commercial proposals and send them to clients by e-mail, as well as create templates of contracts for the purchase of an apartment. This speeds up the process of concluding a deal and makes it more professional. Automation of document generation saves time on preparing papers.

You can change prices only in available apartments or in those that are on free reserve (3 days).
Apartments where you need to change prices can be:
- select manually(if there is an order to change the price of a specific apartment or several)
- allocate by floors and by risers
- select the whole house at once(vacant apartments)
The price change options are as follows:
- Change price per m2it can be either up or down. Enter the amount you want to change and apply
- Change the total cost of the apartmentfor a certain amount (when this option is selected, the amount per m2 is automatically recalculated)
- Set price per m2- this function is useful when you need to set a new cost
- Set the total cost
It is also possible to cancel changes made in case of erroneous input.
Price Change Journal
This journal records the number of apartments in which the cost has changed (you can open them and view them in a checkerboard pattern), the total cost of the house, the date the changes were created, and the date the changes were applied.
The creation and application dates will not always coincide. You can schedule a change in cost for a specific date (for example, from the 1st of the next month).
